NEED AND/OR DEMAND The proposed zoning will permit the continued development of the Triangle Property's Industrial Park in Southwest Little Rock. A major portion of this park is presently developed for light industrial use. 2. COMPATIBILITY WITH MUNICIPAL PLANS The Suburban Development Plan indicates the continued development of this area for industrial use. Much of the I-30 frontage on the south side has previously been zoned for light industrial use, and most of -the development in place is compatible with the request. 3. EFFECTS ON ENVIRONS No adverse environmental impacts are anticipated from this proposal. 4. NEIGHBORHOOD POSITION No adverse comments have been received from any neighboring owners. The staff has received several letters of support from neighbors, however. 5. PUBLIC SERVICES/EFFECT ON No adverse comments have been received. 6. UTILITIES/EFFECT ON No adverse comments have been received. 7. EFFECT ON PUBLIC FINANCES The continuing development will add to the City's economy, both in terms of tax base and employment potential. No adverse impacts are expected. 8. LEGAL CONSIDERATIONS/REASONABLENESS The proposed zoning is compatible with surrounding land uses, and the Suburban Development Plans soon to be adopted. 9. STANDARDS OF QUALITY No standards of quality have been addressed. 10. TRAFFIC AND STREET RIGHT-OF-WAY No traffic or right-of-way issues exist. Industrial scale streets were platted and constructed at the time of the original planning of the park. ANALYSIS The proposed zoning is reasonable for this area. It is compatible with adjacent land uses and the Suburban Development Plan. The continuing development of the industrial park should have a positive impact on the City's economy. STAFF RECOMMENDATION: The staff recommends approval.
