NEED AND/OR DEMAND The applicant proposes a neighborhood shopping center development. 2. COMPATIBILITY WITH MUNICIPAL PLANS This proposal is compatible with the Suburban Development Plan now underway. 3. EFFECTS ON ENVIRONS No particular environmental impact is expected from this development. 4. NEIGHBORHOOD POSITION No neighbors have spoken in opposition, and some have spoken favorably. 5. PUBLIC SERVICES/EFFECT ON No adverse comments have been received. 6. UTILITIES/EFFECT ON No adverse comments have been received. 7. EFFECT ON PUBLIC FINANCES No adverse impacts are anticipated. 8. LEGAL CONSIDERATIONS/REASONABLENESS Although not abutting any similar district, the proposed zoning is compatible with plans for the area. 9. STANDARDS OF QUALITY No standards of quality have been addressed. 10. TRAFFIC AND STREET RIGHT-OF-WAY Stagecoach Road will require improvement and additional right-of-way, and the applicant has agreed to provide the necessary right-of-way. COMMISSION ACTION: The applicant was present, and there were two objectors. The applicant stated that their proposal was to incorporate this seven acre tract into the eighteen acre Tract A previously discussed in Z-3454 for commercial development. The opponents, both residents of Stagecoach Road, stated their concerns about the proposed development of this tract and, after the discussion, seemed to have their objections alleviated. After the discussion, the Commission moved to approve the application as filed. The motion was passed: 9 ayes, 0 noes and 2 absent.
