PLANNING CONSIDERATIONS:
1. The rezoning of this site is tied to a prior approved
plan for multifamily development which abuts on the
west. The development potential on this site is fixed
by the overall development scheme for the Otter Creek
residential community.
2. The character of the land involved is generally flat
and falling gently toward the north.
3. There are no requirements for additional dedication of
street right-of-way or Master Plan requirement.
4. There has been no reported adverse impact on public
services or utilities.
5. There are no land use plan or zoning related legal
issues attached to this request.
6. There exists no neighborhood history on this site
except the prior site development. The tract involved
in this request is part of a larger tract rezoned
commercial as part of the overall plan for the Otter
Creek community.

7. Staff Analysis
The Planning staff view of this proposed action is that
the zoning is entirely appropriate to the
circumstances.

PLANNING COMMISSION ACTION:
Mr. Robert Lowe was present representing the application.
There were no objectors present. There was no conversation
relative to the application. A motion was made for approval
as filed. The motion passed by a vote of 10 ayes, 0 noes
and 1 absent.
