HomeMy WebLinkAboutZ-3452-C Staff AnalysisApril 4, 1989 SUBDIVISIONS PROPOSAL: To construct a two-story 7,000 square feet office building and 31 paved parking spaces on 1.361 acres of land that is zoned "0-211. ANALYSIS: The applicant's site plan is generally within conformance of the City guidelines. The site plan does need, however, to reflect a 25 foot landscaped buffer paralleling Natural Resources Drive and to move the parking area at least 5 feet farther to the west so as to allow a minimum of 15 feet of open space between the paved area and the single family (rear yard relationship) located to the east. The applicant also needs to indicate the maximum height of the proposed structure and to recognize that any signage will need to be constructed to City requirements. Finally, the applicant should submit a street closure petition for the existing right-of-way on the north property line and reflect the proposed closure on a revised site plan. CITY ENGINEER COMMENTS: Meet Detention and Excavation Ordinance requirements. STAFF RECOMMENDATION: Approval, provided the applicant agrees to: (1) close the street right-of-way located to the north; (2) comply with City Engineering requirements; and (3) submit a revised site plan as outlined in the Analysis section. The question was raised about whether or not the state held some private covenants on this property that might require additional setbacks, Staff stated that they would check landscaping, etc. The with the State to make that determination. PLANNING COMMISSION ACTION: The applicant was not present. There were no objectors. The Staff stated that there were no private restrictions or requirements on this property as a result of State action, and that a letter withdrawal votedhad ayesn Oreceived andr2mabsent the applicant, The Commission to accept withdrawal of the item.
