If the 110-1" reclassification is granted, it is the Staff's understanding that the tract will be'replatted into two lots, neither conforming to the minimum site area of two acres for the 110-2" district. What is being proposed with this application is consistent with what has occurred on the property.to the south. Over the years, the land on the east side of Natural Resources Drive between West Markham and the State complex has been rezoned to 110-1" and platted into small lots. This has created some desirable office tracts that are compatible with the area. Existing zoning in the general vicinity includes "R-2," "0-1," 110-2," 110-3," "C-3," "C-4" and PCD. The land use is a mix of single family, office and commercial. Another use found to the north is a major State complex that contains several State agencies. The property in question abuts single family on the east, the State land to the north and a vacant parcel to the south. Across Natural Resources Drive the land is vacant and zoned "0-3." The platted buffer was required when the existing 110-1" to the south was replatted.) ENGINEERING COMMENTS: None have been reported as of this writing. STAFF RECOMMENDATION: Staff recommends approval of the 110-1" request as filed. PLANNING COMMISSION ACTION: (March 7, 1989) The applicant was present. There were no objectors and the items was placed on the Consent Agenda. A motion was made to recommend approval of the 110-1" rezoning as filed. The motion was approved by a vote of 9 ayes, 0 noes and 2 absent.
