The applicant intends a low intensity office park
development at this location. The first phase, using
the southernmost portion of the property, will be the
site of an Allstate Insurance Company Office. The
remaining portions will be developed compatibly.
2. COMPATIBILITY WITH MUNICIPAL PLANS
The proposal is generally compatible with plans for
this area.
3. EFFECT ON ENVIRONS
The proposed development involves significant change in
the land form with what is now steeply sloping land
being terrace to permit the building of structures.
4. NEIGHBORHOOD POSITION
No neighborhood position has been expressed.
5. PUBLIC SERVICES/EFFECT ON
No adverse comments have been received.
6. UTILITIES/EFFECT ON
No adverse comments have been received.
7. EFFECT ON PUBLIC FINANCES
No particular fiscal impact is expected.
8. LEGAL CONSIDERATIONS/REASONABLENESS
The property abuts "0-3" Zoned property to the north
Significant nonresidential development has already
occurred in this general area. The proposal seems
reasonable.

10. TRAFFIC AND STREET RIGHT-OF-WAY
No traffic or right-of-way issues attend this request.
ANALYSIS
This will be the first development to occur under the newly
implemented site plan review process. The general
development anticipated seems in keeping with the desired
planning goals for this area.

Staff recommends approval.
