NEED AND/OR DEMAND Proposed zoning will permit the development of the two lots in the manner previously established for the neighboring properties. 2. COMPATIBILITY WITH MUNICIPAL PLAN Staff sees no conflict with this request and existing or proposed zoning in the area or uses in the area. The pattern of development for the area was established quite some time before the City of Little Rock came to exercise influence over it. The existing development has set the trend which is likely to be carried forth. 3. EFFECT ON ENVIRONS No adverse effects are anticipated. 4. NEIGHBORHOOD POSITION No adverse neighborhood position has been presented. 5. PUBLIC SERVICES/EFFECT ON No adverse impacts are anticipated. 6. UTILITIES/EFFECT ON No adverse impacts are anticipated. 7. EFFECT ON PUBLIC FINA14CES No particular fiscal impact is expected. August 28, 1979 Item No. 2 - Continued 8. LEGAL CONSIDERATIONS/REASONABLENESS This request nearly duplicates a request of a month ago. These two lots represent the last outparcels of undeveloped land within this subdivision. Requested zoning is compatible with existing development. 9. STANDARDS OF QUALITY No standards of quality have been addressed. 10. TRAFFIC AND STREET RIGHT-OF-WAY CONSIDERATION No traffic or street right-of-way issues prevail. ANALYSIS: The requested zoning is appropriate for the use intended and other uses in the existing development. STAFF RECOMMENDATION Staff recommends approval. COMMISSION ACTION The applicant was not present and there were no objectors. After a brief discussion, the staff recommended that the matter be dealt with. The Commission moved to approve the application as filed. The motion passed: 10 ayes, 0 noes and 1 absent.
