HomeMy WebLinkAbout19409ORDINANCE NO. 19,409 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED CENTER AT 10 REVISED LONG -FORM POD (Z- 5059 -C), LOCATED ON THE SOUTHWEST CORNER OF CANTRELL ROAD AND SAM PECK ROAD, LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 18,943 AND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 18,943 adopted by the Little Rock Board of Directors on October 7, 2003, be amended to provide for modification of the Planned Zoning Development described as Center at 10 Revised Long -form POD (Z- 5059 -C); SECTION 2. That the zoning classification of the following described property be changed from POD to Revised POD: Part of the NE '/4, Section 20, T -2 -N, R -13 -W, Pulaski County, Arkansas more particularly described as: Starting at the Southwest corner of the NE '/4, said Section 20; thence NO2 °01'02 "E along the west line, of said NE '/4, 1343.32 feet to the point of beginning; thence NO2 °01'02 "E and continuing along the west line, 126.18 feet to a point; thence S87 051'47 "E, 152.71 feet to a point; thence N12 035'51 "E, 113.71 feet to a point of the southerly right -of -way line of Arkansas State Highway 10; thence southeasterly along said southerly right -of -way line the following bearings and distances S59 °29'54 "E, 36.47 feet; S61 040'34 "E, 287.95 feet; S63 047'30 "E, 474.21 feet and S65 051'34 "E, 360.97 feet to a point on the west right -of -way line of Sam Peck Road; thence S03 024'52 "E along said west right -of -way line 236.82 feet to a point; thence S00 °18'24 "W and continuing along said west right -of -way line, 264.88 feet to a point on the northerly right -of -way line of a 50 -foot Little Rock Municipal Water Works Easement; thence N57 °38'24 "W, 1460.85 feet to the point of beginning, containing 10.69 acres more or less. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
