AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED PARKWAY
AUTOMOTIVE SHORT -FORM PD -C (Z- 7897), LOCATED
AT 708 KIRK ROAD, LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -C:
A part of the SW 1/4 of the SE 1/4 of Section 36, T -2 -N, R -14 -W Pulaski
County, Arkansas and being more particularly described as follows:
Beginning at a point 29.19 feet west and 519.5 feet north of the SE corner
of said SW 1/4 SE 1/4; thence N88 °46'50 "W 89.32 feet; thence S00 °04'1 1 "E
29.83 feet; thence N88 °50' 13 "W 339.69 feet; thence N88 °27'01 "W 50.24
feet; thence N00 °07' 17"E 154.39 feet; thence S88 °50'23 "E 390.14 feet;
thence S00 °24'40 "W 125.02 feet to the point of beginning, containing
2.07 acres more or less. Less and except an access easement on the
property described as part of the Southwest 1/4 of the Southeast 1/4 of
Section 36, Township 2 North, Range 14 West, Little Rock, Pulaski
County, Arkansas more particularly described as follows: Commencing at
the Southeast corner of said Southwest 1/4 Southwest i/4; thence
NO1 002'00 "W 539.72 feet; thence west 25.78 feet; thence N00 045'34 "W
39.48 feet to the point of beginning; thence S67 °30'44 "W 86.24 feet;
thence S00 045'34 "E 21.53 feet to the point of beginning containing 0.255
acres, more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Parkway
Automotive Short-form PD -C (Z -7897) is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the
Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.

SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. &verabilily. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
