HomeMy WebLinkAboutCover LetterPOLK STANLEY WILCOX July 18, 2022 Department of Planning and Development 723 West Markham St. Little Rock, AR 72206 To whom it may concern, The project herein this application includes two new building structures along with site improvements on the Little Rock Central High School (LRSCHS) campus. This application seeks a conditional use permit for education in a R4 zone as well as a setback variance for one building and a height variance for both buildings. The campus block is property of the Little Rock School District and is not federal property. The campus is zoned R4- two family residential. The setback requirement in this zone is 25ft and the height limit is 35ft. The campus is also within the boundary of The Central High School Design Overlay District, however it is excluded from the overlay district guidelines. The academic building is considered historic and is on the National Register of Historic Places, however regulations to this building are focused only on the East, Park Street fagade. The project includes a new science building which is proposed on the south side of the academic building and will replace all of the temporary classroom buildings and the Campus Inn Building. The science building will be three stories tall and approximately 59,000 SF. The setback of this building off the property line is 30ft. The science building is approximately 48ft tall and therefore requires a variance to the height restriction. However, it is important to note that this height will not exceed the height of the existing academic building. A new field house with indoor practice field is proposed in the south endzone of Quigley Stadium. The field house will be two story and the indoor practice field will be a double height space, both approximately 50 feet tall. Together this building is approximately 60,000 SF. This building setback is ]Oft off the property line. It is important to note that along with this building, portions of the Quigley Stadium wall on the south and east sides of the stadium will be torn down. The field house requires both a variance to the setback requirement and the height requirement. In addition to the two buildings, a new parking lot will be developed on the south side of campus and in between the two buildings. Access to this lot will take advantage of two existing curb cuts on 16th street. A loading and maintenance drive will be created on the north side of campus off 141h street. This will also provide fire department access through campus to the south, where an existing circle drive will be extended. The Little Rock School District is excited to offer these improved facilities to students on the CHS campus. These buildings will continue the legacy of academic and athletic excellence and create a renewed sense of pride for the campus and neighboring community. Thank you for your consideration.
