The Villas at Autumn Road is an upscale planned residential development blended with traditional and modern style architecture with 21 st century construction to consist of 52 attached zero lot line patio homes which will make up 14 residential buildings with a density of three to five attached single family units per building dwelling. All 52 patio homes will have two bedrooms two baths two or one car attached garage and two car driveway to reduce street parking. Floor plans will include great room, dining area, and kitchen with a full complement of stainless steel appliances. All homes will have a brick traditional exterior with accented decor and feature amenities that are generally standard for upscale homes of this style. Interior amenities will include wood engineered and porcelain tile flooring, granite/quartz slab kitchen counter and bathroom tops, nine foot ceilings, recessed can lighting, security system, rear yard and gated access to development. Exterior features include masonry, brick on all four sides and smart board siding in gable areas, architectural roof shingles, landscaped lawns with Zoysia turf and automatic sprinkler systems. Roof pitch elevations will be a minimum of 12/12 and roof heights will be a maximum of 35 feet to enhance aesthetics of the development. Homes will have a minimum front setback of twenty feet, and rear setback of ten feet. Homes in Villas at Autumn Road will range from 1200 to 1400 square feet of heated and cooled space. It is anticipated that homes will lease from $1,700.00 to $2,000.00 per month. Additionally, some of the homes will be sold starting at $240,000 and topping out at $295,000. Entrance to The Villas at Autumn Road will be gated access to consist of brick columns and attached decorative metal fencing, with accent lighting and extensive landscaping to promote an appealing and pristine entrance to the development. A six foot wooden fence is planned where fences do not currently exist to maintain privacy for neighbors and residents of The Villas at Autumn Road. Additionally, lawns and all common areas within Development will be maintained by the owner to protect the values of homes around and inside the community. Developments that are comparable to the proposed concept include Taylor Park, off Kanis Rd, Parkside, off Denny Road, Madison Park off LaMarche Blvd, Ranch West Villas and Valley View Court on Katillus Rd We welcome your feedback and look forward to working with the City on creating a quality housing community for the City of Little Rock.
