Dear Mr. Thrower:
Following is our response to your planning comments (by email dated 6.28.22) on the above
referenced project:
Development Comments:
1. The Senior Housing Complex will be limited to occupants 55 years and older.
2. The correct count for the commercial lots is 8.
3. Dimensions have been added to the attached revised drawings.
4. Building heights have been added to the attached revised drawings.
5. Information on exterior building materials have been added to the revised drawings.
6. Dumpsters are located on the attached revised drawings.
7. Signage will comply with Section 36-555 of the Little Rock Subdivision & Zoning
Ordinance.
8. It is noted on the revised drawings that all site lighting will be low-level and directed
away for adjacent properties.
9. Concur. Parking shown on the site plan is sufficient for the proposed uses.
10. It is noted on the revised drawings that property located in the floodway will be zoned
“FP” Floodplain District.

Civil Engineering Comments:
1. The final construction drawings will provide FFE for all buildings as required.
2. The proposed access street and cul-de-sac from Stagecoach Road will be constructed
as a dedicated public street meeting all construction requirements, ROW’s and required
utility easements.
3. Flood plain boundaries and flood zones are shown on preliminary plat and plans.
4. Concur. A grading permit will be obtained prior to initiation of work.
5. Concur. A State of Arkansas NPDES permit will be obtained prior to initiation of work.
6. Concur. Approval will be obtained for hauling of fill material on or off project site.
7. Damage to public/private property will be repaired by responsible party prior to issuance
of Certificate of Occupancy.
8. As-built plans and data entry template of newly installed or modified public/private
stormwater drainage system will be provided prior to Certificate of Occupancy.
9. A maintenance bond will be provided as required.
10. A drainage study will be provided as required.
11. Traffic Control permits will be acquired as required.
12. Stormwater detention will be provided.
13. SEC plans will be provided as required.
14. SEC plans will show information as outlined in ADEQ Permit requirements.
15. Accessible entry route from the public ROW will be provided as required.
16. Per item 12, stormwater detention will be provided.
17. A Special Flood Hazard Development Permit will be obtained as required.
18. Elevation Certificates of FFE’s will be provided as required.
19. Access driveway permits will be obtained from ARDOT as required.
20. Permits will be obtained as required for work in the ARDOT right-of-way.
