Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted to this email address for review. RE: Z-8235-D Newcap Development – Senior Housing/Commercial – PCD 12110 Stagecoach Road Development Comments: Provide details on proposed use – “Senior Housing Complex.” Will the use be age restricted? Site plan shows eight (8) commercial lots. Cover letter notes seven (7), please clarify. Provide dimensions from buildings to property lines and between buildings on the site plan. Provide proposed heights for all buildings on the site plan. Provide information on all exterior building materials (wood, brick, metal, etc.). Will there be a dumpster on the site? If so, show on site plan. All dumpsters must be screened and comply with Section 36-523 of the code. Any signage must comply with Section 36-555 of the code (signs permitted in commercial zones). All sight lighting must be low-level and directed away from adjacent properties. Parking shown on the site plan will be sufficient to serve proposed use. The portion of the property located in the floodway must be zoned “FP” Floodplain District.
