Dear Mr. Thrower,
Please find attached our submittal to the Little Rock Board of Adjustments requesting a variance
to allow the crossing of the rear yard and side yard setbacks at 1832 Beechwood Street.
Our client is planning to add a master suite to the south side of his house, and will also tear
down the existing carport and accessory rear structures to be replaced with an attached garage.
Our client is hoping to remain in this home long term, and a downstairs master suite and
attached garage will help to improve the home's accessibility as he ages. The lot is unusually
wide, resulting in maximum side yard setbacks. We are requesting permission to cross these
setbacks, with the master suite addition remaining 6-0" off of the south property line, and the
garage addition remaining 7'-V off of the north property line.
Additionally, we are requesting permission to cross the rear yard setback for the garage addition
and a small portion of the screened porch. The existing house is setback unusually far from the
front property line, restricting space in the rear yard. These additions will replace existing
structures that already cross the rear yard setback, and our hope is to consolidate the functions
of these structures into a more compact design. Our proposed additions will not cover more
than 25% of the rear yard. Our client is also requesting to repair (or replace as necessary) the
existing stone retaining walls at the north and east sides of the property, as well as alter the
retaining walls to the north to provide garage access, as indicated on the survey.
Our goal is to increase the functionality and efficiency of the existing house for long term
inhabitation. Given the unusual restrictiveness of the side and rear yard setbacks of this
property, we believe that this is a reasonable request.
