Our clients hope to add a new open air covered porch to the northeast comer of their house as an extension of their family living area. Our goal is to create a porch that is architecturally compatible with the house and connects the existing family room with a new outdoor kitchen area and the existing pool patio. Our client's property is adjacent to a common area easement of the Hickory Creek Property Owners Association, the use of which was granted to the owners of 106 Hickory Creek Circle in 1996. A copy of this document is included with our variance submission. Our plans include encroachment into the granted easement to allow for the new porch structure_ Enclosed is a recent letter from the POA stating their approval of the plans as required in the original easement document. Little Rock, AR 72212 To whom it may concern: The Architectural Review Committee of the Hickory Creek Property Owners Association has reviewed and approved plans for construction of an addition to the property at 106 Hickory Creek Circle in Little Rock. The construction involves a portion of land that is common area, but an easement was granted for this on January 29, 1996.
