of Little Rock, Pulaski County, Arkansas

(COUNTY OF PULASKI)
WHEREAS, PDC Development Company hereinafter referred to as "Owners" of
the following described property:
Legal Description
Lands lying in the SW1/4, SW1/4, Section 15, Township 1 North, Range 13 West, City
of Little Rock, Pulaski County, Arkansas more particularly described as follows:
Beginning at the NW corner of LOT 2, The Heights at Shackleford Addition (filed as
Instr. #2021058678, records of Pulaski County, Arkansas); thence North 03 degrees 43
minutes 30 seconds East 651.34 feet; thence South 87 degrees 55 minutes 13 seconds
East 492.30 feet to a point on the west right of way of Old Shackleford Road; thence
continue along said right of way South 27 degrees 26 minutes 06 seconds East 62.10 feet;
thence South 25 degrees 15 minutes 48 seconds East 340.50 feet; thence along a curve to
the left having a radius of 9455.32 feet having a chord bearing and distance of South 26
degrees 15 minutes 16 seconds East 327.11 feet; thence leaving said right of way line
North 88 degrees 22 minutes 01 seconds West 853.27 feet to the point of beginning.
NOW, THEREFORE, WITNESSETH:
That we, The Owners, hereinafter termed the Grantor, has caused said tract of
land to be surveyed and Engineered by Holloway Engineering, Surveying & Civil
Design, PLLC, Registered Professional Engineers and Land Surveyors, and a plat thereof
made which is identified by the title: The Final Plat of The Bluffs at Rock Ridge
Addition to the City of Little Rock, Pulaski County, Arkansas, said plat is dated
and bears the signature of said Land Surveyor and Engineer and the said
Grantor and bears a Certificate of Approval executed by the Little Rock Planning
Commission and is on record in the Office of the Circuit Clerk and ex-Officio Recorder
of Pulaski County, Arkansas, Document Number and the
Grantor does hereby make this the Bill of Assurance.
The Grantor does hereby certify that they will have replatted said real estate in
accordance with said plat. The lands embraced in said plat shall be forever known as
designed on said plat and every deed of conveyance for said property shall use this
designation.
The filling of this Bill of Assurance and plat for record in the Office of Circuit
Clerk and ex-Officio Recorder of Pulaski County shall be a valid and completed delivery
and dedication of the streets and easements shown on said plat.
All buildings constructed on said lots shall be constructed no nearer to the street
than the building line on the plat and all building lines shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
