WHEREAS, Brian B. Rodgers is the sole owner of the following described property
in the City of Little Rock, Pulaski County, Arkansas, and desire to plat said
property:
Legal Description: (Harley Lane Subdivision
Being a part of the SETA SWIA and also a part of the SWIA SETA all in Section 28, T-
1-N, R-12-W, Pulaski County, Arkansas more particularly described as beginning at the
SW corner of said SWIA SE1/4; thence along the South line of the said SETA SW1/4
N85023'02"W 257.09 feet to the East Right -Of -Way of Missouri Pacific Railroad (platted
Rock Island Railroad); thence along said right of way to a point N19°51'38"E 450.44
feet; thence leaving said right of way S39°53'18"E 275.09 feet; thence N42°18'57"E
163.74 feet; thence S85044'24"E 123.57 feet; thence S02°52147"W 25.00 feet to the
centerline of a 50' Road Easement (Harley Lane); thence S84055'30"E 245.89 feet to the
West right of way line of Arch Street Pike (AR State Hwy 367); thence along said right
of way to a point SO 029'03"W 188.20 feet; thence leaving said right of way
S81041'04"W 371.99 feet; thence S08°26'32"W 70.13 feet to the South line of said
SWIA SETA; thence N85035'43"W 167.56 feet to the point of beginning, containing
4.88 acres more or less. Subject to all roadways, easements and reservations that are of
record or physically in place. Property corners are located in accordance with existing
monuments in the area. Improvements are not shown. Subject to a 60' Road Right-of-way
over and across a part of the SW1A SE1A of Section 28, T-1-N, R-12-W, also known as
Harley Lane, as shown on this plat.
NOW, THEREFORE, WITNESSED:
That we, the said Owners, hereinafter termed grantor(s), have caused said tract of land to
be surveyed by Tyler Group Inc. and a plat thereof made which is identified by the title
Harley Lane Subdivision and the date April 26th, 2022 and by the signatures of the said
surveyor and the said grantor(s), and bears a Certificate of Approval executed by the Little
Rock Planning Commission, and is on record in the Office of the Circuit Clerk and ex-
officio Recorder of Pulaski County, Arkansas, in Plat Book Page
and the grantor(s) do hereby make this Bill of Assurance.
The grantor(s) do hereby certify that they have replatted said real estate in
accordance with said plat. The lands embraced in said plat shall be forever known as
designated on said plat; and every deed of conveyance for said property shall use this
designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-officio Recorder of Pulaski County shall be valid and complete delivery and
dedication of the easements and rights of way as shown on the said plat.
This Bill of Assurance shall run for a period of ten (10) years and thereafter shall
automatically renew itself every ten (10) years unless amended or terminated by a majority
of the property owners of the lots in the subdivision.
All buildings constructed on said lots shall be constructed no nearer to the street
than the building line shown on the plat, and all building shall be constructed in
conformance with the Building Code and Zoning Ordinance of the City of Little Rock,
Arkansas.
