Below are our responses for S-1930.
The R-O-W for Harley Lane is shown per deed 9352913. How was the land dedicated to? If it was to the City, It should not be included in the boundary for this plat, since it was already
dedicated. Please provide the 9352913 instrument. Was attached and is a R-O-W easement but was not dedicated to the City. See revised Site Plan.
2. Clearly state on the plat if Harley Lane is public or private. See revised Site Plan.
3. Label state plane coordinates on all boundary corners. See revised Site Plan.
4. The area indicated as floodplain appears to be floodway, please verify. See revised Site Plan.
5. If the area is floodway, The city needs a permanent drainage easement for the property that is included in the floodway, and a 25’ maintenance and access easement along the floodway
line that is not within the floodway. See revised Site Plan.
6. The 2017 source deed does not match the legal on the proposed plat. An error occurred on the previous survey and a quitclaim deed was found to be recorded for the adjacent property.
The property boundary and description have been updated to take this portion out. See revised Site Plan.
7. Does Lot 3 abut the adjoining parcels on the north side that is not in the subdivision plat? Correct.
8. Verify/label R-O-W on Arch Street Pike. See revised Site Plan.
9. Verify/label the Railroad R-O-W.See revised Site Plan.
10. Provide finish floor elevation on Lot 1 which conforms to city codes (min of 1 foot above the BFE). See revised Site Plan.

1. The R-O-W for Harley Lane is shown per deed 9352913. How was the land dedicated to? If it was to the City, It should not be included in the boundary for this plat, since it was already
dedicated. Please provide the 9352913 instrument. Was attached and is a R-O-W easement but was not dedicated to the City. See revised Site Plan. An Easement document is attached for
your reference. The easement was not dedicated as an out parcel or one particular owner. It is a private road easement (Right of Way) for adjacent owners to utilize.

the property was recorded based on the previous survey done that was in error. The adjacent property owns that property and we can not include it. The boundary on the plat is correct.
