Markham Street Little Rock, AR 72201 RE: Woodland Valley Revised Long Form PRD Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. This project contains approximately 41.5969 acres and is located at 14,205 Cooper Orbit Road. The parcel is currently zoned PRD & R-2, with the McKenzie Park Apartments located immediately to the north. The developer is proposing a community like the successful Taylor Park neighborhood. The interior loop of the community will consist of attached residential townhomes. The outer ring of the neighborhood will consist of garden patio homes. The garden patio homes will comply with R- 2 single family residential requirements. A secondary emergency access point will be constructed in the northeast corner of the development out to Kanis Road. Stormwater detention will be provided on the east property line. The developer would like to request advanced grading of the entire property with the construction of the infrastructure. This will eliminate the need to export and import earthen material across the city streets as each lot has a home constructed. We understand both the City of Little Rock and Pulaski County are processing the joint agreement to re -align Cooper Orbit Road into the southern extension of Panther Branch Drive. The developers are excited to get this work completed. Please place this item on the next available Planning Commission agenda.
