Please find the following response to staff comments:
Development — 1) We have submitted for a clearing and grading permit.
2) We have added the no access easement to the townhomes.
3) The townhomes will have rear load garages.
4) The development will utilize City garbage pick-up.
5) The fencing shall follow residential standards of 6' tall. Thru the restrictive
covenants and Architectural Review Committee the fencing on rear alleys may be
further restricted to make sure adequate sight lines are allowed for vehicles backing
into the common alley.
6) We have added the subdivision sign to the plan. The developer would like the
maximum allowed (32 square foot in area with a maximum height of 6 feet).
7) Per a phone call with Monte Moore, the developer respectfully requests the right of
way abandonment of the east -west section of Cooper Orbit Road with this application.
The developer is finalizing the partnership agreement with City of Little Rock and
Pulaski County to re-route Cooper Orbit Road per the Master Street Plan. When this
connection is made, the developer would like to finalize the Right of Way
abandonment with the City of Little Rock Board of Directors.
Engineering — 1) Hopefully this year.
2) A partnership between City of Little Rock, Pulaski County, and the developer.
3) When Cooper Orbit relocation is completed.
