Re: Application Cover Letter for New PCD located at 14508 KANIS ROAD, Little Rock, Arkansas
The purpose of this letter is to formally submit the PCD Application for the proposed new Mini -
Storage Facility listed above. The specifics of the proposed PCD are as follows:
• 3-acres of undeveloped on Kanis Road currently zoned R2.
• Proposing of development of (6) new buildings @ 6000 square feet each.
• The 2 northernmost buildings will have South facing doors ONLY — no drive will be
provided between the north sides of these 2 buildings and the north property line
(adjacent to currently residential housing project).
• The 4 remaining buildings of the proposed development will have north and south facing
doors and drives between each of the buildings and along the south side of the 2
southmost buildings.
• An office will be provided on site with an attendant present during the hours of 8 am and
6 pm.
• A sliding security gate will be provided at the entrance with remote keypad for access.
• A 25-foot landscape buffer will be provided between the rear of the northernmost 2
buildings and the north property line.
• A 6-foot wooden privacy fence will be constructed along the north and east property lines.
• A 6-foot chain -link security fence will be provided along the south and west boundaries of
the development.
• Site lighting will be directed downward and interior to the developed site with minimum
light levels at the development boundaries.
