Re: Permission for Short Term Rental - Owner n n-occu iP .
Dear Planning Commission,
Please consider following application for short term rental - owner non -occupied property in
Little Rock.
Address: 319 N Summit St, Little Rock, AR 72205
Owners: Cozyspot Rentals and BNB LLC (owned by Ashish Tikotekar, MD and Madhura
Borikar, MD).
Background information:
Both my wife and I are long term Little Rock residents and work in healthcare. We identified
shortage in short term rentals for families in Little Rock, for those traveling to Little Rock, as
well as those who are interested in working for short period of time. With the intent of Owner
Non -occupied Short Term Renting, we purchased the above mentioned property in December
of 2021. Currently there is a long term tenant from previous owner, who will occupy the
property till March 31, 2022.
In consideration and to align ourselves with City of Little Rock regulations, we are planning to
have the following rules.
1. Minimum 2 nights rental
2. No parties, large gatherings (we will have a sound monitor and alarm, ring door bell like
camera to ensure compliance)
3. Since it is a three bedroom home, we will permit total 6 adults per booking (not more than
two adults in one room). We will allow additional guests from same family such as kids to
stay with the adults.
4. Parking - 2 car maximum - as we have two car parking carport in front of the property so
that road is not blocked.
5. Compliance with all the "proposed city regulations" current and future.
6. Compliance with all the regulations on Airbnb and VRBO.
During this Covid-19 pandemic we have identified a demand for families, nurses, visitors for
short term rentals.
We sincerely request the "City of Little Rock" to permit us for our short term rental.
