HomeMy WebLinkAboutCover LetterAir Bnb Zoning Application Cover Letter, Hello! My name is John Elrod, and I am applying list my property as an Air BnB property. My neighbors just completed this application process, and I was hoping to list my home as they are with the difference being I will not live there once it is listed. I hope to combine my home and the natural amenities of my Hillcrest Neighborhood to offer an Air Bnb experience that my guest will like and will bring tourism and fresh spending to my neighborhood. Hillcrest has some of the best restaurants and bars in the city and it is close proximity to the best Medical businesses in the state. I can attract corporate travelers, medical professionals, students, and tourist looking to stay in a house centrally and conveniently located. I bought the home the month before the pandemic in 2020 and have not regretted my purchase at all. It is a very old Hillcrest home and is 1307 sf. I have spent some money installing new air conditioning and ventilation and fixing wood trim. I am looking at options to encapsulate my crawl space. I am proud of all the plants and trees my property has and take care of them and want them to flourish. I will buy a new refrigerator, a pull-out couch, and a new mattress/bedframe for my guests. I will remove all the personal belongings in my home and move out when I list the property on the air bnb website. The home is 3 bedroom and 1.5 baths. One of the bedrooms is used as an office and I will offer that to my guests. That leaves 2 bedrooms, one with a bed, and one will have the pull-out couch. So at least 4 guests can stay at my listing. I have a driveway that can accommodate two vehicles and street parking that can accommodate another two vehicles however I doubt I would ever need that much parking. I have a large back yard and deck people can relax on. I have a huge couch in the living room with a TV hooked up to antenna to get local channels, desk in the office, and small dining table. My neighbors all seem to not have a problem with Air Bnb there is some confusion on the “bed and breakfast” tag it gets but once people realize it is just an air bnb and not a high traffic generator they have no issues. I hope to get my property approved for Air BnB use and maybe add more properties in the future. Thank you very much for reviewing my application! John Elrod
