Markham Little Rock, AR 72201-1334 RE: Baseline Road Shopping Center Planning Commission - PZD Application Mr. Thrower: Woods Group Architects is representing Samer and Basima Thalji in the development of their property located at the southwest corner of the intersection of Baseline Road and Reek Road. The site consists of two parcels; a large track of vacant residential land approximately 4.56 acres (Parcel # 351,0015002200) and a smaller lot approximately 22,667 sq.ft. zoned PCD (Z-8259) (Parcel # 351,0015500100). The small lot is an old Sonic Drive-in restaurant which will be torn down. We are submitting both properties for Planned Zoned Development (P.Z.D.) for the shopping center. Our site in a rapidly developing part of the City of Litte Rock. This property is a prime candidate for much -needed commercial development in this area of town. Our preliminary planning calls for the development of a shopping center complex with three(3) buildings. The main building has a total projected leasable area of 39,784 sq.ft. Two(2) out parcels will contain a quick -serve restaurant of approximately 2016-sq.ft. and a branch bank approximately 4000 sq.ft. We would like to reserve the right to place other commercial establishments in these two(2) out parcels, should market conditions call for more appropriate tenants. The property has ample space to satisfy landscape and parking requirements with at least 199 on -site parking spaces.
