Mr. Moore:
We are submitting a revised Site Plan that should resolve most issues that staff had with
our site development. We have moved all but four (4) parking spaces from behind the
building and relocated to the front parking area. The drive lanes to access the parking
are now all one-way drives. Each of the satellite buildings have self-contained parking
and circulation, with adequate stacking space. We have a traffic study underway, being
performed by Peters & Associates Engineers, evaluating the new layout. We have
added two (2) additional dumpsters for a total of three (3) dumpsters. This provides
convenient access for all excessive trash generating operations. We have provided all
required buffers around the perimeter of the site except for the northern one-half (1/2) of
the buffer adjacent to Reck Road. The building areas have changed slightly with the total
development building area down by 437 sq.ft., totaling 38,223 sq.ft. The revised layout
has produced twenty (20) fewer parking spaces at 148 total spaces. If this necessitates
a variance it is hereby requested.
We are requesting two (2) other variances. The first to allow the reduced buffer at the
afore mentioned Reck Road. We are requesting to reduce this buffer by ten (10) feet.
The second variance is to allow an additional curb-cut on Reck Road. This will be for an
entrance-only drive to a one-way service drive. The entrance-only drive will minimize the
traffic at this secondary entrance location.

February 10, 2022:
D. ENGINEERING COMMENTS:
1. One driveway provided on Baseline Rd. We are requesting a variance to
allow for two drives on Reck Rd.

F. BUILDING CODES/LANDSCAPE:

2. Required Buffer is provided. One (1) Tree and three (3) shrubs will be
provided for every thirty (3 0) linear feet.
3. We are requesting a reduced setback along northern half (1/2) of Reck Road
from thirty-one (31) to twenty-one (21) feet.
4. Will comply. Screening with trees will be provided at an average spacing
of thirty (30) linear feet and shrubs at not less than three (3) linear feet.
5. Perimeter planting strip is provided. One (1) Tree and three (3) shrubs
will be provided for each thirty (30) linear feet.
6. Building landscape strips have been added, a minimum of 3 feet wide
each. One (1) tree and four (4) shrubs will be provided for every forty (40)
linear feet.
7. 98% of the required interior landscape area has been provided. One (1)
tree will be provided for every 12 parking spaces.
