HomeMy WebLinkAboutZ-8259-A Staff Comments 092321City of Little Rock Planning and Development Planning Commission Hearing/November 18, 2021 Applicant Comments for Proposed Development Applicant Responses are due no later than Tuesday, October 5, 2021. Please submit revised site plans, if applicable, along with any written responses. All documents should be submitted to this email address for review. RE: Z-8259-A (4501 Baseline Road) Development Comments: Provide proposed uses for the development (C-3 permitted uses?). Provide hours / days of operation. Provide recent survey of the property. You referred to two (2) out parcels in your cover letter. Will these be separately platted lots or lease areas? Provide building height information for all the buildings. Provide dimensions from all buildings to all property lines. Change service driveway behind the building to a two-way drive. Parking required: 144 spaces – strip center building. 20 spaces – restaurant (if separate lot). 8 spaces – bank. If the restaurant is on a separate lot, the 20 parking spaces must be on that lot. If the restaurant is on the same lot as the strip center, six (6) spaces will be required for the restaurant use. Will there be a dumpster(s) on the site? If so, show on site plan with required screening. Any dumpster must be oriented away from the streets. Any site lighting must be low-level and directed away from adjacent properties. Provide signage plan, or note that all signage will conform with the ordinance requirements for commercial signage (Section 36-555 of the City’s Zoning Ordinance). Provide increased buffers along the west and south property lines if required ( see landscaping and buffer comments).
