HomeMy WebLinkAboutBill of AssuranceDra t BILL OF ASSURANCE FOR THE PRELINARY PLAT OF NEW LIFE CHURCH- WLR CHENAL PARKWAY, LITTLE ROCK, PULASKI COUNTY, ARKANSAS KNOW ALL MEN BY THESE PRESENTS: THAT, WHEREAS, Crest at Chenal, LLC, ("Grantor") is the owner of the land platted as the Preliminary Plat of New Life-WLR Chenal Parkway, Little Rock, Pulaski County, Arkansas, and described as follows: Legal Description: A Part of Lots 72, 73, 79, 80, 81, 88, 89, 90, 95 and 96, Maumelle Orchard Addition located in Section 15, T-2-N, R-14-W, Pulaski County, Arkansas, more particularly described as commencing at the Southeast corner of the SE1/4 NW1/4 of Section 15, T- 2-N, R-14-W, Pulaski County, Arkansas; thence N 01 degrees 19 minutes 02 seconds W, a distance of 22.42 feet to a point on the South right-of-way line of Arkansas State Highway No. 1 O: thence N 79 degrees 06 minutes 13 seconds W, along said South right- of-way line, a distance of 96.69 feet; thence N 78 degrees 52 minutes 13 seconds W, along said South right-of-way line, a distance of 166,99 feet to a point on the centerline of Chenal Parkway; thence S 01 degrees 24 minutes 57 seconds W, along .said centerline, a distance of 10.38 feet; thence continue along said centerline following a 1432.39 foot radius curve to the left, having a chord bearing and distance of S 02 degrees 01 minutes 15 seconds E, 171.36 feet; thence S 05 degrees 27 minutes 00 seconds E, along said centerline, a distance of 785.60 feet; thence continue along said centerline following a 1145.92 foot radius curve to the left, having a chord bearing and distance of S 36 degrees 59 minutes 56 seconds E, 1199.15 feet; thence S 21 degrees 27 minutes 08 seconds W a distance of 80.00 feet to a point on the Westerly right-of-way line of Chenal Parkway, said point being the point of beginning; thence South 68. degrees 36 minutes 21 seconds E, along said Westerly right-of-way line, a distance of 163.54 feet to a point on the Westerly right-of-way line of an Arkansas Power & Light Easement (100 foot ROW); thence S 13 decrees 20 minutes 00 seconds E, along said Westerly AP&L right-of-way line, a distance of 262.60 feet; thence S 56 degrees 11 minutes 18 seconds W, a distance of 303.45 feet; thence N 64 degrees 53 minutes 03 seconds W, a distance of 781.47 feet; thence N 08 degrees 15 minutes 15 seconds E, a distance of 276.43 feet; thence N 48 degrees 31 minutes 30 seconds E, a distance of 335.18 feet to a point on the said Westerly right-of-way line of Chenal Parkway; thence along said Westerly right-of-way line following a 1205.92 foot radius curve to left, having a chord bearing and distance of S 51 degrees 21 minutes 20 seconds E, 415.94 feet; thence continue along said Westerly right-of-way line S 28 degrees 40 minutes 26 seconds W, a distance of 19.97 feet; thence continue along said Westerly right-of-way line following a 1225.92 foot radius curve to the left, having a chord bearing and distance of S 64 degrees 54 minutes 21 seconds E, 155.46 feet to the point of beginning. NOW, THEREFORE WITHNESSETH: That Crest at Chenal, LLC, termed Grantor, have caused said tract of land to be surveyed by Holloway Engineering, Surveying & Civil Design, PLLC, Registered Professional Engineers and Registered Land Surveyors in the State of Arkansas, and a plat thereof made, which is identified by the title, and shall be forever known, conveyed and described as the Preliminary Plat of New Life-WLR Chenal Parkway, Little Rock, Pulaski County, Arkansas, dated day of 2022 and by the signature of the said engineer and the said Grantor and bears a certificate of approval executed by the Little Rock Planning Commission and the Grantor does hereby make this Bill of Assurance. The Grantor does hereby certify that he has platted said real estate in accordance with said plat. The lands embraced in said plat shall be forever known as designated on said plat; and every deed of conveyance for said property shall use this designation. The filing of the Bill of Assurance and plat for record in the office the Circuit Clerk and Ex-Officio Recorder or Pulaski County shall be a valid and complete delivery and dedication of the easements and right-of-way (ROW) shown on the said plat. All buildings constructed on said lot shall be constructed no nearer to the street than the building line shown on the plat. The Bill of Assurance may be amended upon the consent of the owners of the Preliminary Plat of New Life Church-WLR Chenal Parkway, Little Rock, Pulaski County, Arkansas and the approval of the City of Little Rock Planning Commission.
