Joe,
Per the attached revised site plan please respond to our questions below,
How will the new lots be used? Residential or Commercial? C-3
Provide information regarding the new street including,
Street width 36 ft.
ROW 60 ft.
Sidewalks, Along each lot as it develops
Cul-de-sac turn radius, 48 ft. Diameter for emergency vehicles
New parking lot number count of spaces and paving type, 50 paved spaces
Gravel lot parking area information, 100 spaces for overflow
Sidewalk information adjacent to Event Center and parking areas, Sidewalk along north side of paved parking area for access to event center. No sidewalk along gravel parking area.
New Event Center building,
Will the building have more than one level? One level with loft area for bride/groom changing areas
What are the exterior building materials? Brick
Also, we have not yet received a response to our original comments sent to you on 03/29/22 and due on 04/06/22.

Good morning. The developer is making a few changes to this application.
Rather than putting the venue right in the middle of the property, he wants to push it to the back of the property. This would leave him some lots towards Highway 10. We submitted
a PCD some years ago with a similar layout where each lot could develop with individual septic systems.
I have one more revision that he want to make to the attached layout. We should have that to you today or tomorrow.
He’s hoping to stay on the current agenda.
