RE: PRD and Preliminary Plat – Chenal Valley Tract 14 N

Attached are three (3) copies of the PRD and Preliminary Plat for the above captioned project.
Please place this item on the agenda for the next available Planning Commission meeting.
The project will be an age restricted (55 Plus), active living apartment development. Gated
access will be from Rahling Road. A secondary emergency access drive will be constructed to
Champagnolle Drive.
This same project was submitted and approved as a “62 Plus” project last year. The project
narrative, elevations, and maximum building height of 59 feet are the same as the previously
approved PRD.

The Vista at Chenal Valley is an age-restricted multifamily community containing
210-units in (1) three and four-story, residential building. The property is to include
attractive amenity packages appealing to active adults, including a two-story
clubhouse incorporated into the entrance of the main building that will contain
the leasing/management offices, professional fitness center, community gathering
room, business center, and mail room. Exterior amenities will include a resort
style swimming pool, gathering area with picnic and grilling stations, a pickleball
court, and adjacent greenspace.
The property will be secured with attractive fencing and (2), 24-hour controlled
access gates. Buildings are slab-on-grade foundations with wood-frame
construction. Exterior finishes will include stone masonry and cement-fiber
siding. Roofing material will be a mixture of composition shingle and metal
standing seam. The proposed project will feature Energy-Star rated appliances
throughout. It will also feature low “E” windows, and environmentally friendly
programable thermostats. High speed internet will be available to each unit.
