HomeMy WebLinkAbouthandout from opposition to PCMay 12, 2022 MAYWOOD MANOR NEIGHBORHOOD MAYWOOD DRIVE and DEE DEE CIRCLE VIABLE REASONS TO NOT APPOVE Land Use Amendment Request for #1 Maywood + 1. Our Property Values would decrease significantly if this land use change happens!!! I can't imagine telling a prospective buyer, "You will turn left onto Maywood Dr. between the red barn and the strip offices on the left! 2. TRAFFIC!!! Maywood Drive is in the middle of 7" schools! From Joe T. Robinson's three schools just west, to back east to Pinnacle View Middle School on Ranch Dr. Morning and afternoon traffic is unbelievable! You often plan your outings around school times. 3. Dangerous Turn Lane area. The turn lane in this area has turned into a dangerous obstacle. Great concern if ANOTHER ENTRANCE/EXIT would be added between Maywood Drive and Norton Road to the east, or across from Valley Ranch Drive. There is minimal driving distance between Maywood, Valley Ranch Drive and Norton Road to access the turn lane when going left or right, with cars coming at you from opposite direction into the turn lane... This does not even consider the short distance to Pinnacle Liquor store, Casa Manana Restaurant and Milano's Restaurant turn lane area. There should be a traffic study on this. 4. We have counted the small business type offices now available between Maywood going back east about 2.4 miles. The count was on the obvious fronts ... 22+! That would seem to be sufficient for this particular area! 5. Residential/Safe and Private area. Maywood is a dead end street with Dee Dee Circle a side street. We have young children and grandchildren who ride bikes and play outside a lot. IF A LARGE VEHICLE turns onto Maywood by mistake or to do business at the welding shop, it has to go to Dee Dee Circle to turn around. The same would happen if a vehicle missed the turn into the entrance of a new area... 6. There would be loud "early morning" noises from garbage pickup of large containers that would be used. We can hear the early morning garbage pickup down at Walmart... can you imagine if it were next door? Walmart is about one -quarter mile west from Maywood. 7. If this Land Use Request is approved it will escalate the Wright property to the west of Wright Welding shop, owned by Connie Wright, to apply for the same use designation or possible commercial zoning. This property was approved by the LR Planning & Development Commission as single family, legally non -conforming use property some years ago! At that time, the Maywood Neighborhood had no prior knowledge of this "Land Use Change Request" and it was a "done deal" before we could effectively counter and voice our displeasure. So our Maywood Neighborhood has been identified with a Red Barn with multiple phone signs and a large Wright Welding sign for years. 8. Maywood was brought into the city in August 2007. We did get fire hydrants, but we still don't have city sewer or streetlights! Why should we have to loose the value of our property in order to build more and more on Highway 10/Cantrell? Back quite a few years ago, remembering the original Highway 10 overlay, it was the desire then to keep some of the beauty Highway 10 had... homes, green space, etc!
