Hi Walter,
I hope all is well. I wanted to attach some supporting documents to our request for a mending the land
use map.
As evidenced by the attached Sewer Maps there is really no where for Little Rock to grow West other
than down Hwy 10. You can see the sewer stops close to I-430 for Colonel Glenn and Lawson Roads
so there can be no dense residential development down those roads. Other than the new
development by Chenal there is no sewer down Kanis Road past the Denny Road fork. Denny Road
sewer stops at Chenal Elementary. Hwy 10 sewer is past Robinson High School and seems to be
where the area of growth is trending, which is probably due to the Sewer treatment facility off of Hwy
300. This area seems to be the logical growth corridor due to sewer access.
I have also attached AR Dot Job status Map. Please see the notations I have made pertainin g to Hwy
10. It appears ARDOT sees the traffic trend and growth continuing west on Hwy 10 as they currently
have jobs under construction or scheduled in excess of $137,700,000.
Also see the traffic map at the locations of the request which shows the traffic trend continuing to
grow.
In addition, I have attached the land use map which shows commercial uses across Hwy 10 and
across Maywood (welding shop). There are commercial uses all around these properties.
Neither of these properties are in a residential subdivision and due to traffic and road widening are no
longer conducive for residential use. 18515 Cantrell is currently a rent house and the landlord is
already getting complaints due to road noise. My concern is these properties end up being less
desirable rent houses that can only rent for sub-par rent which means the landlord has less money to
keep the properties updated/maintained. I don't think we want unmaintained houses deteriorating and
becoming unsightly and potential locations for crime.
We are in hopes that the staff will support this amendment. I know you probably do not know at this
time but please let me know the staffs stance on this amendment.

Does the planning commission staff give a recommendation to the Commissioners on
this as far as staff support or denial of the application and if so what is the staff's opinion
on this application?

at 4:00 p.m. The Planning Commission does request that you or your agent be present.
The meeting will be at the Centre at University Park, 6401 West 12th Street. My may
attend in person or via WebEx. Please find attached the receipt for the filing fee.
Please do not forget to post the sign provided on the site at least 15 days prior to the
hearing. Also send staff a dated picture of the posted sign.
