THAT, WHEREAS, Otter Creek Development Company, an Arkansas Limited
Partnership, is the sole owner of the following described lands lying in the
County of Pulaski, State of Arkansas, to wit:
A tract of land situated in the NW 1/4, NE 1/4 of Section 9, Township 1
South, Range 13 West, City of Little Rock, Pulaski County, Arkansas, being
more particularly described as follows:
Commencing at the northeast corner of the said NW 1/4, NE 1/4; thence S02°
31'27"E, 50.01 feet to a point on the South right-of-way line of Mabelvale
West Road; thence N8804712511W along said right-of-way 480.13 feet to the
West right-of-way line of Otter Creek East Boulevard; thence S0203112711W
along said West right-of-way 929.07 feet to the southeast corner of Lot 3,
Area 102, Tract A, Otter Creek Industrial Park, Little Rock, Arkansas;
thence N8702215711W along the south line of said Lot 3 for a distance of
348.95 feet to the Point of Beginning at the southwest corner of said Lot
3; thence N8702215711W 10.00 feet to the northwest corner of Lot 4, Area
102, Tract A; thence N8702813311W 162.96 feet to the east line of Clark
Equipment Company; thence N0201913511E 245.00 feet along the east line of
Clark Equipment Company; thence S8702813311W 173.81 feet to the West right-
of-way of Otter Creek Circle; thence S0203112711W 245.02 feet to the Point
Of Beginning; said tract of land containing 0.97 acres (42,281 S.F.), more
or less.
AND, WHEREAS it is desirable that all of the above described property
be subdivided into a single lot adjacent to the existing Otter Creek Circle
right-of-way:
NOW, THEREFORE, WITNESSETH:
THAT the said Otter Creek Development Company, hereinafter termed
Grantor, has caused said tract of land to be prepared by William Ruck, a
Registered Professional Engineer and surveyed by Walter Spaul, a Registered
Land Surveyor, and a plat thereof made which is identified by the title "LOT
6, AREA 102, OTTER CREEK INDUSTRIAL PARK, LITTLE ROCK, ARKANSAS" and the
date July 17, 1997 and by the signature of the Circuit- Clerk and E Officio
Recorder of Pulaski ' )unty, Arkansas, in Plat Book _ E , Page
and the Grantor does hereby make this Bill of Assurance.
AND, the Grantor hereby certifies that it has laid off, platted and
subdivided, and does hereby lay off, plat and subdivide said real estate in
accordance with said plat. The lands embraced in said plat shall be forever
known as Lot 6, Area 102, Otter Creek Industrial Park.
There are strips of ground shown and dimensioned on said plat marked
"Utility Easement" and " Drainage Easement" reserved for the use of public
utilities, subject at all times to the proper authorities and to delivery
and dedication hereby of the easements shown on the said plat.
Hereafter, conveyance and description of any of said lands by lot
number as shown on said plat, shall be a proper and sufficient description,

The lot in said subdivision shall be sold by 4 b, shall be,
purchased by the Buyer thereof, subject to the esirictions
set forth in Document No. 87-60656 filed in the-�bff cjfF,oi: ta,;Cii{uij}r Clerk

The filing of this Hill of Assurance and plat for record in the office
of the Circuit Clerk and Eit-officio Recorder of Pulaski County shall be a
valid and complete delivery and dedication of the easements shown on the
said plat.

Arkansas Limited Liability Co. and that has been duly authorized on behal. of
the LLC to execute the foregoing instrument for and in the name and on
behalf of said LIC , and further stated and acknowledged that hehad so
signed, executed and delivered said foregoing instrument for the consideration,
uses and purposes therein mentioned and set forth.
