To whom it may concern,
I am asking for the consideration of changing the zoning for the address at:
6512 Mabelvale Cut Off
Little Rock, AR 72209
The current zoning is R-2 and currently has a 20,000 SF Skating Rink located on it.
Jesus Martinez Zarate has recently purchased the parcel of land as well as the one Infront of the building with street
frontage. Both are zoned R-2. He is wanting to convert the building into a Bar and Grill, as well as a Rental space for
weddings and birthdays as examples. With that said this will be somewhat of a mixed use building from the Zoning
stand point, and so we are proposing to change the Zoning to a PCD. From our talks with the personnel at the Planning
Dept., we think that this zoning classification would best suit the proposed use.
The building square footage will not be increasing, and most renovations will be in the interior of the building.
Life/Safety upgrades will happen as required to the exterior and site.
The Owner is also wanting to combine the two parcels, so the submitted survey reflects this and is intended to be use
for the replat.
