A Planned Zoning District is required if the use is entirely office or commercial or if the use is a mixture of the three. It seems appropriate to allow a higher density at the back of the commercial area - potential for infill development - Would MOC be a more approriate designation given the size of the parcels? Would MXU be the most appriorate given some of the residential houses are coupped and in good condition… Seems like Neighborhood Commercial may also be an alternative. established school Given the size of the parcels and the neighborhoods desire to minimize potential for small car lots, a NC designation may be appropriate and aligns with the exising zoning established church given the apartments cover most of the area, it does not seem like there would be any advantage o adjusting land use at this site OK We could modify this area so that it reads NC - this would OK OK OK OK to respond to the neighborhood, a NC designation would seem more appropriate - the NC designation also responds to the existing commercial OK Not sure what sort of office would select this site - while it may occor - would a MOC or extending NC all the way to the RH be appropriate - MXU?? establihsed single use establihsed single use ok No further discussion a significant amount of lands in the area remain undeveloped.
