HomeMy WebLinkAboutStaff Notes HDC2022-0171 Staff Notes HDC2022-017 1004 S Commerce Demolition request for rear ancillary structure REQUEST: An application was submitted requesting the approval to demolish an ancillary structure in the rear yard of 1004 S Commerce that was believed to be non -historical by the property owner. The property owner stated that it was built in circa 1980 to be used as a pool house. CONTEXT: The existing primary residential structure was constructed c. 1920 and was accompanied by a rear auto garage that abutted the alleyway. The auto garage was removed by 1950. By 1998, a pool was constructed, and a new rear building was installed about 25 feet closer to the front property line. FINDINGS: The existing rear ancillary structure—used as a pool house by the current tenant—is similar to the structure in the 1998 aerial photo in location, footprint, and roof pitch, and is, therefore, likely the same structure. The design of the existing structure was built compatibly with the district, using wood siding and trim boards and a front-gabled roof resembling the primary structure, making it appear older than the 1980s. However, the building is outside the 1842-1960 period of significance and is therefore non-historical and can be approved for demolition administratively.
