RE: Z-9656 Midtown Premium Properties, LLC, - PDR 3501 Kavanaugh Blvd. Development Comments: 1. The ordinance typically requires four (4) off-street parking spaces for three (3) residential units. Provide details / parking plan for the site. Applicant Response: It is our understanding of Sec 36-413.15 of the Hillcrest Design Overlay District, particularly subsection B.2, that on street parking is allowable and credited toward parking requirements of 1 space per 10 ft of street frontage. This property has 91’ of uninterrupted street parking on J St., as demonstrated on attached survey and photograph. If our interpretation of the DOD is correct, this should satisfy. Comments from other Departments: Applicant Response To address City Code Sec: 32-310 - Obstructing Traffic: J St is 27’ in width along entire block, allowing ample space for street parking, traffic, and vehicle egress from all adjacent properties. Street parking is currently permitted on the side bordering the property, as there is no posted signage otherwise and street parking is in evidence. 2. Provide information on garbage pick-up. Will standard city trash pick-up be utilized. Applicant Response: Yes, standard city trash services will be utilized, each unit will have its own trash receptacle. 3. No signage will be allowed Applicant Response: Understood and accepted.
