Applicant Comments for Proposed Development
Applicant Responses are due no later than Wednesday, December 8, 2021. Please submit
revised site plans, if applicable, along with any written responses. All documents should be
submitted to this email address for review.
RE: Z-5097-L (Southeast corner of Highway 10 and Chenal Parkway – Chenal Valley
Commercial Lot 1R- PCD)
Development Staff Comments:
1. Proposed parking conforms to ordinance standards.
2. Proposed ground sign conforms to ordinance standards. Wall signage will be allowed on the
north and west building facades for proposed Lot 1RA, and the north building façade for
proposed Lot 1RB. If signage is proposed on other building façades, provide details.
3. All sight lighting must be low-level and directed away from adjacent properties.
4. Building heights will not exceed thirty-five (35) feet.
5. Building setbacks conform to the Highway 10 DOD with the exception of the east side
setback for Lot 1RA and the west side for Lot 1RB.
6. Staff suggests that C-3 permitted uses be requested as uses for the proposed PCD zoning. A
restaurant will not be allowed on Lot 1RB unless the building is a strip center with multiple
tenants.
7. Provide signed, notarized property owner authorization form.
