Markham Street Little Rock, AR 72201 RE: Chenal Valley Commercial Lot 1R PCD Mr. Moore, Please find attached the cover letter, application, filing fee and PCD for the above referenced project. The developer wishes to subdivide 2.25 acres located at the southeast corner of Chenal Parkway and Cantrell Road. This property is zoned C-3 and was platted some years ago. The proposed PCD would split the lot to provide a location for the new Leivas Coffee along with an additional commercial strip on the east side of the property. Currently, Leivas is operating at their temporary location just east of the Banl< OZK Headquarters. The PCD proposes the new Leivas Store on the hard corner on one acre and the remaining property with 1.25 acres. The property has a shared private driveway along the south and east side connecting Chenal Parkway to Cantrell Road. The layout would uze the existing driveway with no additional curb cuts required. The lots would share cross access, parking and the dumpster location. This development would be very lar to the recently approved PCD across Cantrell Road. The property is being developed with a tunnel carwash and Jiffy Lube. Each user has 1.1 acres with similar shared access. Please place this item on the next available Planning Commission agenda.
