Enclosed is an application for a Planned Commercial Development for the above -mentioned project
which will be developed as a mini warehouse conditioned storage as shown on the attached site plan.
This property is located generally on the west side of Wellington Hills Road in the 100 block, just north
of Wellington Hills Road's intersection with Chenal Parkway in Little Rock.
The site is 3.28 acres. The site plan shows a three-story building with a first floor area of 28,761 square
feet. The site will take its access by a new drive/curb cut along Wellington Hills Road. The site will
contain 19 parking spaces. A portion of the site will be secured by a metal fence. There will be two
powered vehicular access gates with knox box access provided for fire department access. Detention
storage will be provided on site. Architectural elements are still being determined but the developer
expects to use a mixture of steel, masonry block, fiber cement, and metal fascia.
The site will be developed by Long Shadow Holding Company, LLC. They are under contract with to buy
the land from the current owner, Chi Hotel Group, LLC and have been authorized by the Owner to seek
this planned commercial development amendment.
