The swimming pool square footage is 580Sq. Ft. The pavilion is 360 sq. ft. Per the city code, we may only occupy 535 sq. ft. of the set back. Given the layout of the backyard, the last 25' is the most agreeable area for both projects. This will place the pool further off the house making the installation of a fence possible, if needed in the future. To install a pool with adequate decking and optimal safety, it is suitable to have the pool encroach by 422sq. ft into the rear yard 25' set back. The pavilion would also be constructed in the 25' set back. Said pavilion is 360 sq. ft. The location where we want it is in the ideal area of our backyard. Total square footage for both projects is 940 sq. ft., we are asking for a variance of 405 sq. ft. The pavilion is 18' X 10', 9' high to the collar beams or "soffit" and will have the vaulted roof on top with roughly a 6/12 pitch. Materials will be treated posts trimmed in cedar. The roof of the pavilion will match the house, open air, no walls. A question was brought up about what type of variance we are needing. From what I understood, we need a variance just for the rear yard setback. Please let me know if another variance may be necessary. Thank you for your time and consideration. Sincerely,,,
