The applicant is requesting a waiver from the Master Street Plan requirements for street improvements along “Watershed Pointe North Cove” which includes additional paving, and curb and gutter along the north side of the street. Staff does not support the waiver, as staff feels that the improvements are needed based on the topography of the site. Can you elaborate on what you mean so we can address your concerns? And…. The applicant is also requesting a waiver of the Master Street Plan requirements to not construct a sidewalk along the north side of “Watershed Pointe North Cove”. Staff supports the requested waiver. A sidewalk will need to be constructed along the south side of the roadway with future development. We have no intention of future development adjacent to the south side of Watershed Pointe North Cove. There is no market for steep uphill lots. We show a Tract on the Preliminary Plat. Can you tell us what “future development” you referring to? Thank you for getting back to me. Other than widening the existing street in the vicinity of new fire hydrants, as required by the state fire code, the Owner wants to be able to plat the lots, sell the lots and allow homes to be built and occupied on the lots without further street improvements. This was part of the Owners agreement with LRWRA to allow the CUP to be revised. If we don’t get confirmation of Staff support, the Owner will be forced to appeal the planning commissions approval of the revised CUP to the Board of Directors. Since the revised CUP was approved on 2/10/2022 the owner will have to file the appeal shortly. Please advise us as to your support at your earliest convenience. Thank you. We did not see that our variances were addressed in the staff report we received yesterday. Mr. Pfeifer’s support for the revision of the Treatment Plant CUP is based on the conditions outlined in our attached transmittal letter, application and preliminary plat. We understand that the Preliminary Plat must be approved by the Planning Commission, we just want to make sure we have staff support for the variances we have outlined. Thank you for your help.
