That is good to know! It is difficult to tell from the photos and is probably more evident in person. I’ve attached a copy
the signed COC which you will need to include in your building permit application. If your contractor is doing the
permitting for you, they will need a copy to upload to the permit portal.
Would you like the original COC mailed to you or would you like to come pick it up at our office? This is for your records.

That all sounds great.
FYI the porch roof though it is quite old hasn’t failed (thank goodness). We are replacing proactively so we are not
working of a very worn surface. It has a good slope away from the house as it is. I will research appropriate decking
options to protect the new roof.

I have not seen a case where this type of roof system is used for a porch deck so I do not have a
suggestion other than the contractor considering this in their work (which they might already have). My
assumption is that they would add an additional layer/product that would be better suited for foot
traffic, perhaps a wood floor or something that would simulate a wood deck floor. My concern is that
the current system doesn’t work, so why replicate it? Also, I would consider adding a bit of a build up
(slight slope), if possible, to the system and drip edges so that water doesn’t pool at the back against the
exterior masonry of the house or would create a water stain from the flashing (as it does now). Instead,
it would run off the sides and front of the deck, away from the structure.
I will put a qualifier in the COC so that it allows for flexibility in the decking solution to work out with the
contractor but would not allow the contractor to disregard the potential issue. Please see attached and
let me know how this looks.

Good question. That's just what his bid said. It looks like what is there now.
I definitely want it walkable. I guess I need to do some research but do not wish to hold
up this process. Any suggestions are welcome.

Everything looks good and I’ve drafted the COC for you to review but I do have a few questions about
the modified bitumen roofing for the porch deck.
1. Is this the roofing system that is there currently?

2. Traditionally, modified bitumen systems would require an extra product application when the
roof is also used as a deck. The surface generally isn’t “walkable”. Is there an additional product
your roofer plans to put on top of the modified system, like pavers?
