Project Description with Conditions listed:
1) Brick and Mortar Repair
a) Replace missing bricks as needed to match existing pattern.
b) Remove previously applied mortar that is not compatible with original mortar.
c) Repoint masonry with matching mortar in composition, color, strength, and joint style where
mortar is missing, cracked, or inappropriately applied.
2) Porch repair
a) Porch Ceiling Repair
i) Remove damaged bead board ceiling and replace with bead board of same dimension,
shape and profile.
ii) Caulk, prime, and paint.
b) Porch Rafters Repair
i) Repair porch rafters as needed from below.
c) Porch Support Repair
i) Repair porch support columns. Replace rotten wood with supports of same size, profile and
material as existing.
ii) Prime and paint.
d) Porch Details
i) Repair porch banisters and balustrades. Replace rotten wood with banisters and
balustrades of same size, profile and materials as existing.
ii) Prime and paint.
3) Painting
a) Paint or coat all wood features.
b) Scrape as needed.
c) Apply one coat of primer and two coats of paint.
4) Wood Soffit and Fascia Repair
a) Remove damaged soffit and fascia pieces and replace with wood boards of same dimension,
shape and profile.
b) Caulk, prime, and paint.
5) Wood Windows
a) Repair wood windows to an operating state.
i) Replace sashes only when more than one member of the sash is rotten.
ii) Clean, repair, reglaze and repaint sashes and jambs.
iii) Remove old or cracked caulk. Replace caulk.
6) Roofing
a) Remove multiple layers of roofing materials.
b) Repair decking with boards of same thickness, (plywood, chipboard, or 1x6 boards for decking.)
c) Install drip edge. Paint exposed edge to match fascia,
d) No changes will be made to the roof pitch except in the case of the second floor front deck, in
which case can be built up to provide a slight slope to avoid water damage. This will be done in
a way to not disrupt or alter the existing configuration of the wood features of the porch.
e) Reroof with modified bitumen system with an additional layer suited for foot traffic and proper
drainage.
