am a real estate agent with Tony Curtis Realtors, and am currently
working with the new owners of St. Clair Apartments at 500 East 6th St.
The property is being converted from apartments to condominiums, and
we are almost ready to begin the exterior upgrade. I have a copy of the
MacArthur Park Historic District Guidelines for Rehabilitation, so am
familiar with requirements, etc. However, as this is my first involvement in
the restoration of a property in the MacArthur Park District, I wonder if I
might come to your office at a time convenient to you for a short
conference?

Project Description with Conditions listed:
1) Basement Doors:
a) Remove and replace existing basement doors with fiat panel steel doors. Preserve existing trim and molding
around doors where possible. Paint to match trim on building.
b) The applicant shall provide detailed drawings of the rear doors of the structure when design is complete.
2) Fascia / Soffit / Beadcove / Brackets:
a) Repair and replace existing soffit where missing or deteriorated. Mill replacement materials as needed to match
existing materials in size and profile. Fabricate and replace missing brackets as needed. Prime, caulk and paint.
3) Bird Protection on Brackets:
a) Remove all hardware cloth from brackets (soffit supports) and replace with bird deterrent device (Bird-B-Gone)
metal strip with spikes.
4) Windows:
a) Remove all storm windows and replace glass as needed. Paint windows and trim before reinstalling storm
windows.
5) Painting:
a) Sand, caulk, prime and paint all wood trim around doors and windows.
6) Iron Railing:
a), Sand, ,prime anent iron r4ogs. ,
