HomeMy WebLinkAboutboa_04 15 1957MINUTES OF THE, MEET IN G OF THL LITTLE ROCK BOARD OF ADJUSTMENT The Little Rock Board of Adjustment met in the Council Chamber of the Oita Hall, at 2:00 P. M. on April 15, 1957. The following members were present: Miss Emily Penton, Chairman Mr. Bruce Anderson Mr. Lloyd R. Pearce Docket No. 3-57 - Paul and Juanita Gibson (by Paul Gibson), 1200-02 High Street, described as the north half of lot 11 and all of lot 127 block 2, Centennial Addition to the City of Little Rock, Arkansas, zoned "F" Com- mercial District, requesting a variance from all applicable provisions of Ordinance No. 5420, Section 182 to permit the construction of commercial building. Mr. Gibson, the owner and applicant, explained his request by referring to his plot plan. He proposed to tear down the existing frame store building and replace it with a building of concrete block construction which would extend from the south property line to within a short distance of the present residential structure. He remarked that Captain Throckmorton of the fire department had stated that the pro- posed structure would be more desirable than the existing one. Mr. Burleigh asked if he planned to have off-street parking since the possibility of the intersection becoming busy does exist. Mr. Gibson remarked that he had no plans, but would remove the old frame garage and use the area there for parking. He also answered Mr. Pearce that the drainage could be properly cared for. In the executive session it was brought out that the existing situation presented a problem of three structures on one and one-half lots. The property was recently rezoned to commercial over the recommendations of the Planning Commission and the proposed structure, although of better materials than the present building, would crowd the lot even more than now exists. It was generally felt that this area might become a redevelopment area and that the granting of this request and its overcrowd- ing effect would tend to encourage slum and blight that should be avoided. Docket No. 4-57 - Westover Hills Presbyterian Church (by Thomas T. Ramsey, trustee), Northwest corner of Kavanaugh and McKinley Street, described as lot A, 20, and 21, Westover Hills Subdivision in the City of Little Rork, Arkansas, zoned "A" One -Family district, requesting a variance from all applicable provisions of Ordinance No. %20 to permit the construction of an addition to an existing church building.
