OF THE
L ITTLE ROCK BOARD OF ADJUSTMENT
The Little Rock Board of Adjustment riet In the Council Chamber of the City Hall
at 2:00 F. M. on February 18, 1957. The following members were present:
Mr. Warren Baldwin
Docket No. 1-57 - Glen Oakes (by Ines Eagle) 6910 "K'" Street, described as
lots 3 and 4, block 1, Success Addition to the city of
Little Rock, Arkansas, zoned "A" One -family District,
requesting a variance from the lot area and side yard
provisions of Section 11 of Ordinance No. 54M to per-
mit replatting lots 3 and 4 above to face south rather
than east, resulting in one lot containing 6500 sq. ft.
rather than 7000 sq. ft, and one side yard 5 ft. rather
than 7.5 ft.
Mr. McArthur, the applicant, was present and explained the request for variance
from the lot.area and side yard requirements. He stated that the original lots Weis
50' x 140*, platted east and west and that the replat proposed to face the lots
south on 'OKI' street. One lot would be only 6500 sq. ft. instead of the required
7000 sq. ft. and the side yard on the other lot which already has a structure would
be reduced to 51.
The problem of sewering the propel-ty was then discussed. It was determined that
the existing house is served with a septic tank having a disposal field on part of
the proposed new lot. It was also pointed out that before any structure could be
built the Health Department would have to approve the septic tank. It was also felt
that any reduction in the lot size would adversely effect the values of adjoining
property.
Mr. Baldwin informed Mr. McArthur that the voting of at least two other members
of the Board would be necessary to complete a quorum. Mr. Anderson and Mr. Marak
were then contacted and presented with the facts of the case after which the appli-
cation was unanimously denied.
