Re: Submittal Cover Letter for Planned Zoning Development (PZD) for New Splash Carwash
located at 18021 Cantrell Road, Little Rock, Arkansas
The purpose of this letter is to formally submit the Application for a Planned Zoning Development
for the Project listed above. The specifics of the Project are as follows:
• The purpose of the Project is to provide an upscale full service commercial carwash.
• The PZD encompasses the development of approximately 3.118-acres of currently
undeveloped land.
• The Project property lies with the Highway 10 Scenic Corridor Overlay District.
• The land is currently zoned "R-2".
• All utilities are available to the Project property (water, sewer, and natural gas).
• A single ingress/egress drive on the northwest corner of the Project (aligned with new
planned traffic light) will be utilized for Project access. This single drive will have a left
turn out center lane along with a right turn "out" and right and left turn "in" lanes.
• The proposed Project will include an automated conveyor enclosed carwash tunnel
building with exterior covered free vacuums.
• A covered pay kiosk with 3 separate lanes will be provided prior to entering the wash
tunnel.
• A future phase II part of the Project will provide an enclosed Detail Tunnel Building.
• The carwash tunnel will be situated towards the north side of the property with the future
phase II Detail Shop situated towards the south of the property.
