This was a mistake. I was out of the country when it was submitted. The renderings should have been of a flat roof. A request for a cross section, contrasting addition property to neighbors was requested so we are submitting a hand drawn copy. Our concern is that by submitting a hand drawn copy of the flat roof rendering, it will confuse the board about what we submitted. Please advise. Brian Anderson 501-912-2776 REGARDING QUESTION 7 OF THE "APPLICANT COMMENTS" REQUEST. 1. Renderings from a draftsman are forthcoming and promised to be delivered on Monday, 12/13. Question did not ask for draftsman (it is assumed) so this crude rendering is the best we can provide. 2. The attached sketch, and subsequent measurements, were arrived at in the following manner: a. Height of neighbor's gutter i. A laser level was used to estimate gutter line of rear neighbor. His gutter line is 2.5 feet above the second story floor. b. Height of neighbor's ridgeline i. To ascertain the pitch of his roof, and subsequent height of his highest point, we counted the number of siding panels at 4.5 inches a piece. ii. We measured the span of his gable. iii. His roof is a 6/12 pitch. c. Difference in elevation from neighbor gutter line to addition gutter line. i. Because we do not have access to neighbor home, we accounted for the following measurements of the addition 1. 1 foot foundation 2. 9 foot interior height 3. 1 foot cross beam 4. 2.5 foot from second story floor to where gutter line is level with neighbors 5. Total of 13.5. 6. Assuming his exterior wall is 8 feet, and approximately 6-12 inches foundation, that is an approximate elevation difference of 5 feet. d. Difference in elevation from neighbor ridgeline to addition ridgeline. i. The high side pony wall must be a minimum of 9 feet (8 ft interior, I foot rafter). ii. His gable is 6ft 5inch approx. iii. Our pony wall is 3 feet, six inches above his gutter line. iv. Add the height of his gable (6) with the difference from floor to gutter line (2.5 feet) for a total of 8.5 feet. v. Our wall is 9 feet, thus a difference of 6-1.2 inches between his ridgeline and ours. 3. A slope of 6/12 allows us to construct a five foot, interior pony wall four feet into the storage room. 4. No windows will overlook neighbors back yard. 5. Our pitch matches his. 6. But as the parking lot was approved before is there something that your looking for to change other than the stamp that is on it. If that is so now that have the Arch drawings can we continue with the new building while we wait for the new stamp on the drawings for the civil side of it. Please advise we only ask so that we can try to speed up the process and give exactly as what's asked. The remodel permit is issued for constructing modifications to the residential structure to meet fire codes, ADA, and building code requirements for the approve office use. As previously emailed, office uses in the City of Little Rock unlike residential uses are required to provide vehicular parking spaces. If the parking spaces are not constructed, then the approve office use does not conform to City zoning and use codes.
