Please accept the attached application to revise the existing PCD for USA Storage Otter Creek located at
10616 Stagecoach Road, Little Rock, Arkansas.
The revised PCD should allow for the expansion of the existing self -storage facility onto 2 acres that are
adjacent to the existing property. The 2-acre addition is the back 2 acres of a 6 acre tract that is zoned
commercial. The 2-acre addition will have no road frontage and will not need any access from existing
streets. All access has been designed through the existing USA Self Storage Otter Creek facility.
The site will accommodate approximately 224 standard self -storage units with sizes ranging from 5 x 10
to 10 x 25. There is no heated and cooled storage space included in this expansion.
The site is bounded on the north, west and south by existing self -storage properties and on the east by
an undeveloped commercial tract. We have completed engineering for the proposed addition and have
included that engineering with this application. Storm water retention basins have been included and
setbacks are equal to or greater than the setbacks of those self -storage facilities that adjoin this
property.
There will be no dumpster service for the site and we anticipate developing the entire 2-acre expansion
in one phase.
