BOARD OF ADJUSTMENT ACTION: THE BOARD OF ADJUSTMENT
VOTED TO APPROVE THE VARIANCE AS REQUESTED. (3 ayes -
0 noes - 2 absent)
Staff Recommendation: This request involves an addition
which encroaches into the rear and side yard setbacks.
There is considerable structural separation in this block
due to the lot configuration. The staff feels that the
proposed addition would in no way affect adjacent prop-
erties and would therefore recommend approval as sub-
mitted.
There were no objectors present.

BOARD OF ADJUSTMENT ACTION: THE BOARD OF ADJUSTMENT
VOTED TO APPROVE THE APPLICATION AS REQUESTED SUBJECT
TO (1) EXTENDING THE SCREENING FENCE EAST ALONG WEST
19TH STREET FROM THE EAST DRIVEWAY. (2) PROVIDE LAND-
SCAPING AND ADDITIONAL FOLIAGE IN EAST 15 FT. OF LOT
BETWEEN 6 FT. FENCE AND PROPERTY OWNERS ON THE EAST.
(3 ayes - 0 noes - 2 absent)
Staff Recommendation: This application requests permission
to utilize and adjacent residentially zoned lot for a drive
in conjunction with a car wash operation. The staff recom-
mends approval of this application subject to; all drives
and parking to be paved, landscaping as shown on develop-
ment plan, 6 ft. opaque wood fence (stockade type) to be
constructed on north andeast perimeters of paved areas as
shown and such screening as may be required by the Traffic
Dept. on the South property line.
There were two objectors present. Mrs. Birchfield and Louise
Smith represented the objectors.
The applicant was present in his behalf.

BOARD OF ADJUSTMENT ACTION: THE BOARD OF ADJUSTMENT
VOTED TO APPROVE THE VARIANCE AS REQUESTED. (3 ayes -
0 aloes - 2 absent)
Staff Recommendation: This proposed addition would
encroach 11 ft, into the required rear yard setback.
The staff feels that this addition would in no way
adversely affect the adjacent residential structures
to the north and south. We further m to that this
racer yard or west property line abuts Wakefield Park
whic'z at the present time is adequately screened by a
6 ft, stockade type fence. Therefore, we would recom-
mend approval of this application as requested.
There were no objectors present.

BOARD OF ADJUSTMENT ACTION: THE BOARD OF ADJUSTMENT
VOTED TO APPROVE THE VARIANCE AS REQUESTED. (3 ayes -
0 noes - 2 absent)
Staff Recommendation: This application requests per-
mission to extend the roof line of an open carport to
a retaining wall on the west property line. The staff
recommends approval of this request as the elevation
and screening provide an adequate buffer to adjacent
properties.
There were no objectors present.
The owner was present.
There being no further business, the meeting was adjourned
at 2:15 p.m.
